Water Damage Turning Into Fire Damage

3 Types of Foundations:

Pros and Cons

The foundation of a structure is the load bearing portion, typically built below ground.  This portion serves 3 purposes. 

  • Support the structure  
  • Keep out groundwater  
  • Function as a barrier to water and soil vapor 

But, when deciding on the foundation of your home, it’s important to know the pros and cons of each option. 

Slab Foundations: These are the most cost efficient as well as the most common of the choices. 

The process is simple, the slab starts with concrete footing poured 24 inches below projected finish grade. 

Then concrete blocks are placed on top of the footers, internal piping is placed, then rock filler is added, and four inches of concrete poured on top. The advantages of a slab foundation are that they are low maintenance and the least expensive option. 

The disadvantages are that there is a higher potential for expensive repairs because plumbing is placed below the slab. 

This means if there is a problem, the concrete would have to be broken to reach the issues at hand.  Another disadvantage is that a slab foundation has minimal protection from storms and bad weather. 

Crawl Space Foundations:

Homes with crawl space foundations are raised a few feet off the ground. 

As with slab foundations, footing is placed, and concrete blocks are placed to create the support for the walls. 

The advantages of a crawlspace foundation are the easy access for repairs to plumbing, electrical, piping, and ductwork. 

A second advantage is warmer floors.  Because the floor is elevated and the underlying space is conditioned, the floors tend to be much warmer than a concrete slab.

The disadvantages are that crawl spaces are prone to moisture. 

It is important to keep an eye on your crawlspace to ensure you have proper insulation and ventilation. 

Even with cutting edge vapor barriers there can still be potential for mold and fungi to grow due to increased moisture. 

A second disadvantage is there is, like with slab foundations, little to no protection from storm and weather. 

Basement Foundations: 

A basement is an eight-foot hole that ends in a concrete slab. 

In the past, basements were built with cinder blocks, but they were prone to structural failures and leaks over time. 

Nowadays, basements are built with poured concrete walls, which have improved the structural integrity on the foundation over time. 

The advantages of a basement foundation are the extended square footage, easy access for repairs, and storm protection. 

Having the additional space at a much lower cost per square foot than other parts of the house can create extra living space or entertainment. 

As with crawl space foundations, there is easy access for repairs. 

However, unlike slab and crawl space foundations, there is protection from storms and weather for you and the residents of the home.  The disadvantages of a basement foundation are increased costs. 

Because of the added materials, labor, and square footage, the costs on installation are the most time consuming and expensive. 

Another disadvantage is lack of natural light. 

Because the foundation is underground, there are no possible options for windows, unless you create a walkout. Ultimately, the decision on which foundation you choose is personal preference.

#1 Check Your HVAC System  As the warm weather approaches, you need to make sure your air conditioner is ready. The first thing to check and most likely replace is the air filter. When disaster strikes, it's nice to be prepared and to be able to mitigate any problem until professional help arrives on site. I'm going to give you some do's and dont's when it comes to water damage and what to do until your trained SERVPRO crew arrives on site. 

One thing you can do to help the situation before the pros arrive is to shut off the source of water if possible and to contact the qualified party to stop the water source. Another important tip is to turn off the circuit breakers for wet areas of the building to avoid electrical shock and increase safety.  

One thing you should never do while waiting for the professionals to arrive is to enter rooms with standing water where electrical shock hazards may exist. Another thing that you should absolutely never do is enter a room where ceilings are sagging from retained water.

When water infiltrates your home it gets into every nook and cranny that it can reach. It is a very invasive liquid because of its little viscosity. This allows the water to squeeze into small and secluded spots that are hard to get to making the water a big problem. This becomes a big problem because water that is left untreated can turn into mold under certain circumstances. These circumstances being if the water is left in a dark and cool space and remains untreated for a at least 48 hours. 

Water can also cause a mass amount of structure damage as well. In a large quantity it can literally tear through your walls and wood with the pressure of its weight alone. Also water is corrosive to certain materials that are found in your home, meaning that if left untreated, water can eat away at housing structures weakening them and increasing the danger of staying in your home without you even knowing it.

Flooding is a temporary overflow of water onto land that is normally dry. The most common natural disaster in the United States is flooding. Failing to evacuate flooded areas, entering flood waters, or remaining after a flood has passed can result in injury or death.

                          Floods May:

  • Result from rain, snow, coastal storms, storm surges, and overflows of dams and other water systems.
  • Develop slowly or quickly - Flash floods can come with no warning.
  • Cause outages, disrupt transportation, damage buildings, and create landslides.

If You Are Under A Flood Warning, Find Safe Shelter Quickly

  • Do not walk, swim, or drive through flood waters. Turn Around, Don't Drown! (Just 6 inches of moving water can knock you down, and 1 foot of moving water can sweep your vehicle away.)
  • Stay off of bridges over fast-moving water.
  • Determine how best to protect yourself based on the type of flooding.
  1. Evacuate if told to do so.
  2. Move to higher ground or a higher floor.
  3. Stay where you are.

          How To Prepare Now for Flooding

  • Know types of flood risk in your area.
  • Sigh up for your community's warning system. The Emergency Alert System (EAS) and National Oceanic and Atmospheric Administration (NOAA) Weather Radio also provide emergency alerts.
  • If flash flooding is a risk in you location, then monitor potential signs, such a heavy rain.
  • Learn and practice evacuation routes, shelter plans, and flash flood response.
  • Gather supplies in case you have to leave immediately, or if services are cut off. Keep in mind each person's specific needs, including medication. Don't forget the needs of pets. Obtain extra batteries and charging devices for phones and other critical equipment.
  • Purchase or renew a flood insurance policy. It typically takes up to 30 days for a policy to go into effect and can protect the life you've built.
  • Keep important documents in a waterproof container. Create password-protected digital copies.
  • Protect your property. Move valuables to higher levels. Declutter drains and gutters. Install check valves. Consider a sump pump with a battery.

                 Surviving During A Flood

  • Depending on where you are, and the impact and the warning time of flooding, go to the safe location that you previously identified.
  • If told to evacuate, do so immediately. Never drive around barricades. Local responders use them to safely direct traffic out of flooded areas.
  • Listen to EAS, NOAA Weather Radio, or local alerting systems for current emergency information and instructions.
  • Do not walk, swim, or drive through flood waters. Turn Around. Don't Drown!
  • Stay off bridges over fast-moving water. Fast-moving water can wash bridges away without warning.
  • If your vehicle is trapped in rapidly moving water, then stay inside. If water is rising inside the vehicle, then seek refuge on the roof.
  • If trapped in a building, then go to its highest level. Do not climb into a closed attic. You may become trapped by rising floodwater. Go on the roof only if necessary. Once there, signal for help.

           Being Safe After Surviving A Flood

  • Listen to authorities for information and instructions. Return home only when authorities say it is safe.
  • Avoid driving, except in emergencies.
  • Snakes and other animals may be in your house. Wear heavy gloves and boots during clean up.
  • Be aware of the risk of electrocution.
  • Avoid wading in floodwater, which can contain dangerous debris and be contaminated. Underground or downed power lines can also electrically charge the water.
  • Avoid walking on roads where the street is not visible. Manhole covers may have been lifted by the flood, leaving storm drains uncovered.(It would be very easy to be sucked in the hole and becoming trapped in the drain)
  • Use a generator or other gasoline-powered machinery ONLY outdoors and away from home.
